obvie - as my dad used to say (he was in Real Estate) - it's worth what someone wants to pay for it - and finding that needle in they haystack person that REALLY wanted a piece of property bad was one of his gifts ... putting together "deals" that were super tough and required lots of concessions or negotiations - all that "realtor speak" that really just mean PITA when it boiled right down to it - well ... those were always the one's he felt the most accomplished at solving. If you can find a realtor that gets a gleam in their eye when you say to them - "this might be a tough proposition - well then, you've found a gem IMHO :D
