Ahem. I'm on my phone now but I have a thing at home on why zestimates suck.

It has to do with their algorithms and the weird price movement we're seeing now. When prices are trending up, they're too high; when they're down, they're too low. I'll look for it when I get home.

They also have limited data to work with - they don't know about upgrades or improvements. -- nm
