I owe 120K on the property its worth 85K, I keep the rent at a place where I know the guy will stay. I write the loss off on the property.

He fixes things in the property labor free so to some degree it helps me. I needed the carpet replaced and he did the work.
I hate the place and would dump it but am sort of stuck with it.
