but bad apples happen everywhere. not just in NYC. and if you vet your tenants, you shouldn't have these issues. and why would a tenant pay appliance

repair if the appliances are provided? my stove breaks, I call the landlord, he fixes it. it's why I rent.

As for vetting we have an application and a required credit check. Works well except for the one or two looneys. -- nm
