I'd say since you walked into that one voluntarily, you incurred the obligation to make it right even though it's not in the contract.

Had you just cleaned the apt and had it painted, which most owners do, she probably would have complained anyway, but you could have the upper hand and be a "mean landlord" by sticking to the lease.
