real estate advice desired, please. (lots of words ahead.)

so, as shared elsewhere, it looks like I'm going to be buying the condo./apt I've been living in - owner is in ill healthand her sister, who had been taking care of things for her, is also older and has health issues. sister's daughter and son want to sell my place before anything worse happens.
with my ankle badness and other things going on, plus that my complex is decent, I'm not looking to move; so buying is likely.
they're asking less than market rate, in part because I've lived there so long, in part because they've done almost no upgrades.
advice for if I should use a Realtor or if just using a real estate lawyer is ok?
I said I'd give my offer by Tuesday. (that marks 3 weeks from when I was given a number, but life has been ridiculous since then and I've had no time to do much research on specifics of the process.)
I know there needs to be an inspection, and I know my offer should be with that contingency. for sure, there are going to be things that will need to be fixed and/or updated (by owner or by me) at some point; but most everything is in decent enough shape.
(3 or 4 of my siblings obtained real estate licenses years ago, but none used them for long. only recent home purchase by a sib. was for something far more estate-y than my place, and his other r.e. stuff is commercial or for investments; plus I don't need/want him in my business.)

i dont think you need a realtor, but you will need to get whatever documents needed to the title company and your bank if you are borrowing. -- nm
