nice. don't think you need a realtor, although if you know one who could recommend

the title company and inspectors and such then that would be good.

Even though you lived there for a long time, I would still have an inspection done. It'll cost you a couple of hundred bucks, but will be worth it if there is any structural type issues you are not aware of.
