a lot of reasons. so the showstopper living room? it'd need to be a dining room as well and there's no way to do that in the current

footprint. which means you lose the slate floors, which are a large part of the showstopperness. the huge glass window in the living room are not made of the proper glass for code. the kitchen needs to be gutted, as does one of the bathrooms.
all of these things are dealwithable, right? so like, for the right price, it's fine?
add:
the previous owners put heat in the ceilings. heat rises. you're paying to heat the six inches right under the roof. if you take out the in-ceiling heat, there are huge holes in the beams, which are again a part of the showstopperness of the living room.
the pond is poured concrete, and isn't deep enough to sustain life. so it's this... concrete puddle right outside the living room. it would have to be removed.
the brick "patio" in the backyard is buckling, badly. I mean, it *has* buckled badly. it would need to be replaced, which would be fine if 1) it were small and 2) you had some sort of idea that it might not happen again. it's pretty big (20 x 30?) so would cost a fortune to replace, and the area would need to be excavated and inspected for solidness before a new one could be built.
the indoor cosmetic stuff is not that bad. the outside likely needs $30-$35k as well. dealbreaker.
