The key is to do your homework before buying: read the CC&Rs/ By-Laws...

...and the last three years' worth of board meeting minutes and financial statements.

Then, you'll most fully understand whether or not you're buying into a set of values that you agree with.

Not completing this level of due diligence before buying into any multi-owner residential community is the best example of Buyer Beware.
