get a copy of the contract and read it - or ask for a copy that shows it's excluded.
that all aside though - I'm very sorry to hear you are dealing with this :(
don't sell anything she owns until you have the advisement of someone who knows the ins and outs of what estate rules are for qualifying under medicare or other State assistance for her care - I'm no expert but do know there are things you can do to preserve any "Estate" legally so it doesn't all have to be liquidated to pay for care in lieu of using State/Government assistance
