Those are pretty good terms from your broker. Usually it's 5% (actually now it's moving up to 6% or 7%) on the sale and the broker splits it with a

buyer's broker (but gets the whole thing if no buyer's broker). In any event, open house is probably the best route to get someone without a broker, but other than that I don't know what else you can do.
