I have history/loyalty with my realtor and don't want to cut *him* out of a commission...

...just wondering if there was a lot of broker-less buyers out there.
I can understand how the average buyer would be pretty intimidated to make a $200K+ purchase without some kind of real estate professional guiding them, especially when they aren't paying the commission. Though the mortgage agency we use has always been mega-helpful to me as a buyer in terms of navigating all the paperwork and scheduling. The wife and I bought the house we're in without a realtor helping us.
