Did you hire an architect? Are you glad you did it?
I think it might be better for us to borrow at current rates, than to try to sell our house that we like, but just need a little more space.
I was thinking of putting a room over the garage, but the access would be a little tricky--hence maybe an architect instead of the contractor.

You need and architect and an engineer. Besure they are local to the P&Z codes and regulations. -- nm

We could use a bigger kitchen but given some of the figures I have heard (from neighbors that were looking into similar) it would be easier to sell

no, but I helped an uncle do one. he hired a designer, not an architect.

if you don't, the contractor will have to hire an architect. plans must be filed to get the building permits -- nm
