Ah, I misunderstood you then. HELOC works too I suppose but the payback period is much faster

and depending on cash flow, refi might *feel* better even it means more cash out in the long run due to interest

this is why I changed; why my suggestion wound up unclear. HELOC is a bad choice here; it would have to be cash out refi. -- nm
