when I flooded, they said "no, that is not covered, but here is a bunch of useful information for you"
because this is a significant amount of work, and impacts the value of the house, they might have an interest in getting it done right.
They might even have information for you on if you can go after the former owner for any damages that were not disclosed.
They deal with this type of shit all the time, and it is never a bad idea to place the call and listen to their advice.
