I know! I was stunned when we priced them out. Oddly, the bigger trees are just not big sellers so they tend to be priced really affordably.

Part of the reason is that it requires a big tree transplanter truck to move them. If we didn't have an empty lot next to us we would have needed to go with smaller trees because the truck wouldn't have been able to access our back yard.
