I'd head straight for resale value and excellent management...

...so your dues don't escalate, so that you can turn this investment into whatever you want for your future bump up in real estate.

Unless you believe that there is a huge market for amenities...my sense that larger is better, esp as to the size of a NYC apartment. But that's just me.
