right now, if Zillow is remotely accurate, my house is close to 50k underwater (no pun intended)

I would probably sell it if it were 10k under, but 50k is more than I can bear, and in addition, my credit has taken a beating, and I am working towards bringing it up a bunch, and refi without my wife's name on the mortgage.
