Get the cheapest ne carpet you can installed. Cheap padding, neutral color. You'll get the cost back in increased sale price and speed of sale.

The kitchen is problematic. An update would get you your money back, but it would cost a lot. You might be able to get one of those cabinet face lift things done at a reasonable price.
If the appliances are an issue, see if you can find newer things for cheap on Craigslist, etc.
