So I made another offer. Should hear sometime tomorrow how badly the old lady wants to sell.

Didn't offer asking price. I was tempted but we decided to go a bit lower. When going back & forth on a number my realtor asked me my birthdate. She said sometimes she likes to make people wonder where she gets her numbers from. I think she may secretly be a numerologist and thinks there could be good juju using my birthdate as part of the price.

Seeing the condo a second time was actually a good idea. There were several things that looked better today than when we saw it in April. For example, even though the kitchen cabinets are pretty dated (probably mid-80s) they're in good shape. Replace the pulls and they'll be good to go for a while. Carpets definitely need to go - they're in decent shape for most part but they're all ugly. Appliances will need to be replaced at some point - again, probably original to the unit. Some other items I thought might need replacing right away can be serviceable for while yet.

So if I end up paying a little more (if I have to go to asking price) I won't have so much to spend to make it livable/comfortable and can keep some money in the bank.

Now I'm going to try not to obsess and stress myself out. Positive thoughts. Positive thoughts.
