The increase isn't a big deal. It's the principle - getting a deal.

Technically, this is a great deal even at asking. She's down from her original price from June 2012 by 17.4k. The unit at the other end (4 units to a bldg.) sold in April for 149,500 but it has 2013 updates, including a wet bar in the family room. The unit I want is stuck in 1990.
The HOA takes great care of the property. It's a huge development. There are walking trails, 2 pools & a tennis court. HOA fees have only gone up a couple bucks a year over the past few years. And I doubt I'll have the SWAT team visiting my neighbors as has happened where I am now.
