covington, I *love* your maybe house. good luck! are we all invited for wine on your patio? (my house hunt update inside)

this weekend I went to look at this house. I've linked it before. it's *awesome* but too big for me. it shows much better than it photographs. I'm almost heartbroken that it's too big, but it's really a three bedroom plus loft plus office (which is 11 x 17) plus full basement (unfinished but still). it would be such a nice house for a family, but for a single person, it would positively *echo.* resale value would be great, but honestly I could close off the entire second floor and still have plenty of space to live. the potential is there to pull in a renter to make the house seem less empty, but there are only 1.5 baths which isn't ideal for that situation.

I'm still in love with the sparks street house. but now that I've seen this house, I worry that sparks is too small. I think I need 1300 square feet to feel okay about living and resale. also, the kitchen in the sparks house is likely too small even for me (can you believe?) we are going to look at it again on thursday to make sure I'm right that it's not livable despite the fact that I am totally in love with it.
