We could (and still may) get a 3k sq ft house right by West Town Mall for $300k.

The one I linked is at the area we jokingly describe as Little Manhattan. It's literally 500 feet away from Regal's showcase 18 screen theater.
We don't have much water or flat land in Knoxville but we can build cheaper than most.
