Inspection went really well. "You have a real good house here."

Only issue is the electric box. When the basement was finished (by the current owner) the electrician may not have been licensed. There's supposed to be a State of KY sticker on the box & there isn't. My inspector says it would not pass inspection. It's not an immediate danger but needs to be replaced (he said it could be repaired but replacement would be better). Cost would be $1500-2k. I'm meeting with my realtor Monday to go over the final report and I'm guessing we'll try to get that work done before I move in or take some money off the price.

The hot water heater may be near the end of its useful life, depending on whether the current & previous owner routinely flushed it.

Also, no termites.

I was expecting a good report & I got one.
