I only have anecdotal evidence for my old Chicago building (that my brother still lives in)

For much of the time we were there, between 6 and 8 units (out of 78) were on the market, a number of them short sales and a (every now and then) a foreclosure. And a number of units languished.

Last year it picked up a bit. This year: everything is clearing, and fast. There's one short sale under contract, and one brand new listing. And prices are firming/rising.
