because it is topical, here is a story of my friends new house disaster...

my friends Jay and Shaun bought an old historical home in Niagara On The Lake.

It was NOT a fixer upper, it was just a little dated decorating-wise. They planned to do a little reno work themselves and then use it as a weekend place / weekly rental (this would be their 5 or 6th property buying, fixing up, then selling after a few years. they love it.)

The first thing they wanted to do was put back in an old attic staircase that had been removed way back and someday make the attic a loft. They opened up the ceiling and ...... mold. They assumed there was a leak in the roof, but couldn't really see evidence of one.

Called a roofer. He had to rip up some shingles and he discovered that (guessing) about 10 years ago someone had re-roofed right over the old roof, with no proper venting, and the water was getting trapped in the roof. And then in the walls. They got it all tested - the walls were full of mold.

Their house got bull dozed three weeks ago and they have to rebuild from scratch.

They had an inspector, no-one had a clue.
