Ok, opinions time on how to best ask the tenants to leave...

So we now have the place (funding just went through!). Per the rental contracts, we are required to give 30 days of notice. So, here are some options:
-Give 30 days of notice on May 15th, requiring they be out by June 15. If they are out on time, they will get back the half month of rent paid on June 1st plus their deposit.
-Give 30 days of notice on May 15th, requiring they be out by June 15th. If they leave by the end of May, we'll give them some money plus deposit back. If they leave on the 15th of June, they'll receive their deposit only and be required to pay a half month of rent on June 1st.
In both cases, they'd be required to pay additional rent for every day they go over, taken out of their deposit. Deposit is dependent on the place not being a wreck.
The house, which we're trying to live in, has a dog and three inside smokers... so it needs work before we move in, even if we're going to do more demolition after we've moved in. Ideally I'd give everybody until July 1st, but since we won't have a place to live on July 1st, it's gotta be before then.
I feel like a jerk, but at the same time...contract is a contract and we're making it worth their while money-wise to leave quickly.
This is stressing us out.....
