I agree with everything you say. I'll add that, while gentrification is bad, this DTLA stuff is mostly replacing nothing with something

And that's pretty much all good. All these old buildings that are being repurposed have "good bones," and new tenants are moving in accordingly where they were mostly empty before.
My grousing is with the obvious turning the area into a playground for the rich. The comparisons with NYC's SoHo are apt. The people moving into these nice new apartments are usually rich and this is their second and third home already. In a time when so many people can't even afford first homes. :) All that said, I still love all this movement and progress. It's exciting.
