which, whatever, susan. I'm sure you will find a way to turn this into "mary is a monster who is horrible with money" and "this is yet another way my own children are superior to mary: they know that buying real estate is stupid and that living at home until age 36 is the only way to live" by the next time I see you. but still. not joyce's news to tell and she of all people should know how carefully I need to control the damn narrative in this town.)
