is the roof good for 10 years?
how old is the heater, is it an efficient model (80% minimum, 90 is of course better)
what kind of fuse box, wait fuses? that's an issue, old breakers are a problem too, old houses tend to only have 125 amps total, these days 200 is needed. its like 2,000 to replace upgrade the breakers, but some old models are on a hazard list and must be replaced, zemco is the one my SO the rose has.
if you get roommates with their TVs game consoles, aquariums and ...plug in heaters, yeah it adds up
