funny you should ask. do we know about chad's short sale condo in colorado?

he used to live there. he's been here since 9/2013. he rented the condo for six months, and the people living there trashed it. he went back there over labor day 2014 to get the rest of his crap out of it and to find an agent to list it. then he got BOA's approval to short-sell it.
he owes $180ish and so far two short sale deals have fallen apart on him -- one at $90k and one at $80k. he has another short sale buyer on the hook right now, but they are asking for all of the drywall on the first floor to be replaced at chad's/BOA's cost because of smell issue.
what *kind* of smell? and how did he not notice when he was there?
note that he sold all of his CO belongings while he was in CO and shortly thereafter. he didn't save the proceeds to pay tax on his short sale proceeds or use it to pay off his six figure student loan debt. oh no. he bought a canoe and a mountain bike. "finding a canoe bif enough for a guy like me isn't easy!" he said proudly.
charlie, to me: I hate that I just imagined him in a wetsuit.
