if I sell now and move somewhere less expensive? unlikely to happen anytime soon.

my current mortgage (~7 years to go on a 10-year) and associated fees and such total less than rent would be for a similar place.
it was the smart decision at the time to do that partial mortgage, but I kind of wish I hadn't done it. (from a b.-bank perspective.) oh well, no do-overs.
