honestly, i found the bleach washing the most effective thing. over everything else.

our old place had a spot in the spare bedroom closet, which backed onto an outside brick wall that was a problem.
i kept telling managment that there must be cracking in the exterior bricks that was letting in moisture, but they really didn't care.
i tried the spray on it's own, and it was okay. Then eventually i washed with watered down bleach and it just vanished.
