#1 disagree which might help explain 2 & 3.

No reason she could not have been born a bit later (we do not know how old Ren and Rey really are). If it was later it could have been after Luke went off and formed his academy. And Han and Leia probably believe she was killed along with the rest. No way Luke would do what Obi-wan had done... oh wait, he did! And we even had Obi-wan's voice (Ewan McG doing the voiceover in that scene).
