Basically, modular homes that are HUD construction mean most companies insure them as a mobile home, even though it may be on a full basement foundation - may have attached porches, decks, garage - very stick built or boca modular like ....
But - it has a title not a deed - has a metal frame and will actually depreciate over time for insurance value in the event of a claim and that is why they insure it differently than a stick built or boca modular home construction.
Depending on the age of the home - under 15 years - it may be fine to insure with most companies.
Older than that, you'll want to check out Foremost - a specialty company for mobile home insurance. They're solid and not a bad cost. (At least here in Michigan)
