It's rare that journals take submissions for "research papers"

Typically you have to contribute new information to the body of knowledge, or synthesize something in a way that has not been done before

As for the question, no I do not think it would be unethical. I also wouldn't expect to sell many.

I would advise them to be careful, since employees of the university would likely have to give the university a % of all revenue.
