inspection was thursday. the existing septic system has failed, and when they investigated further, the inspector noted that the

size of the septic system (147 square feet) is not sufficient for a house that large (I think it should be 1200-1500 SF). not only this, but it hadn't be sucked out regularly enough so ...
yeah.
much of the property is wooded and creekside so it's difficult to find room for a septic system. they may have to get a sandhill. either way, the cost of this is $12-$15000.
the sellers told sash they can't reduce the price of the house; they're out of money and can't do anything.
and then the water tests came back and the water filtration system on the well is bad and there's actual fecal matter in the water. maybe a new UV light for the water filter will fix it. maybe a new filter is needed. maybe they have to dig a whole new well.
so there are some issues. the agreed upon price was $340k and the house had to be in a condition that sash could get a conventional mortgage -- so we need these things fixed. we went back to the seller last night saying $320 or we walk.
so we'll see.
