ELFs are Electric Light Fixtures. It's a standard line, it just means the fixtures stay (which they almost always do.) -- (edited)

it's like specifying the fridge and the stove stay. it would only be in very occasional situations that they wouldn't.
i guess it's so if you have really nice light fixtures when you look at the house, they can't be replaced with crappy cheap ones before you take possession.
