My exp in san fran was, one person, or couple sign the lease so its based on their income, but you could go 50% of your monthly inc for rent

I don't know if the rules are as stringent outside of Manhattan. But like recent college graduates have to have their parents as guarantors

Very difficult. It takes months to go through the courts and the laws and protections very much favor the tenants today -- nm
