I'd be kind of OK with a future like that. Less run of the mill multiplexes, more things like Alamo and Arclight

I don't think that very many theaters sit on land that they actually own. The pessimistic part of me sees a bunch of theaters becoming the same type of large square footage, white elephants that closed up former anchor department stores became. Those places as well as stand alone things like former Toys R Us have proven impossible to rent as there's no need for such a big place as retail has evolved.
I think a theater would be even worse as it is such a specialized place. There'd be so much undoing to get a place of starting to start re-working it for anything other than a theater.
