the area is on the other side of downtown Jax that has been trying to get "rejuvenated" for 10-20 years now. Super old rundown houses that you can buy for $40k and remodel, but then you have $200k houses next to $40k rundown crack houses. It never really "took off."

But...it's still getting there. There's some breweries, and craft restaurants starting there, but it's still a weird area mix.
