I've noticed more activity in NYC increasing bit by bit though not in leaps and bounds or anything.

I think the increase in activity (in general, not specific to here) is a combo of "we are partly reopening" and people just hitting their limit and being willing to take some 'risks' they were not willing to take a couple of month ago.
