I agree it's a great time to buy but he's not finiding anything he likes and the frustration is getting to him.

The prices are going up here everyday and the sooner he buys the better the deal, most likely.
If the stress is too much it's not worth it. He can find a place to rent for now and look again in a year or six months.
I have a friend who did the exact same thing you did. He bought a place, rented it and fixed it while he rented a place for him and his family. After about six years it was all fixed up and he moved in after the tenants lease was up.
Luckily he wasn't forced to move in sooner because of an eviction.
That must have sucked! I would have been pissed!
