Needed new roof/windows/floors/appliances/kitchen stuff (floor, cupboard fronts), needed a wall partially removed to open it up, came with a hot tub that we'd probably never use (ick), small-ish yard, concrete patio that would totally need to have a real deck built on top of it, and fabulous 90s lighting fixtures.

Doing all that work would cost a ton of money, and the house is already on the upper end of our price range without any of that stuff done.

Nice area, though.
