STIS: will adding a shed dormer to the top of a cape-cod style house increase value?

currently only two end windows, two skylights at the top of the stairs in the "hallway" area. plan is to turn it into a bedroom with bathroom/closet, two mini-splits. it'll be a decent master suite. downstairs will be closed back to two smaller bedrooms from one with central heat/air and a hall bathroom.

we're not going to stay that long, but i'm willing to invest if it'll be a significant bump in value. if not, i'm not going to waste my time on somewhere we're not going to be living in two years.
