That was advice I got from a homebuilder a ways back when we were thinking of an addition. -- (edited)

According to him and his experience, potential buyers see the extra (even better to highlight or point it out), but undervalue it.
They typically will not go much above the average price of similar homes without the extra/addition.
Sorry, meant to add that he felt from a strictly financial perspective that it is not worth it.
However, if you plan to stay and enjoy it, then it is worth it to you.
