Typically I do an entirely new lease with the people. That way they answer to me, and it gets him out of the lease entirely.

More work in the short-run but better for everyone especially if things go south.
Responses:
in state college (college town), mgt companies charge btw $50 and $200 to do a re-lease. you find the tenant, you pay the mgt co to reassign lease. -- nm
