is this a real thing, converting hotels in the burbs to apartments?

a client is talking about an opportuntiy to buy an older hotel and converting it into studios and a few 1 bedrooms in the burbs, to have housing closing to jobs.

I've seen this done to large high-rise style hotels, but usually they are smaller boutique buildings, and in the city center, not in the burbs.
