150 miles from LA, a 2 lane road to enter and exit, and no hotels/gas/food in the vicinity. The closest town in 5 miles away and only has 1,000 people.

Graceland is right off the highway, and 12 miles from Nashville.

While I have no doubt this will eventually be a much bigger revenue source than Graceland the logistics need to be sorted out. Becuase the area isn't going to get as big of a financial boom as it could have.
