So, our house search criteria (a brief summary)

range: 400-525 thousand
bedrooms: 3+
bathrooms: 2+ (at least 1 4-piece and at least one 3-piece ... our listing software keeps giving us "4 and 2" matches, and we hate that)
kitchens: 1
Areas around victoria: The Gordon Head neighborhood, near the university, is our primary target area. We're also considering a few other ones (Glanford, which is a bit down the same road ... and Strawberry Vale, which is a bit further up the highway).
Ideally, the home would have:
- stairs, as in a split-level, but not as in "as soon as you open the front door, you're greeted by a 1x6 square foot landing with stairs up and stairs down and that's it"
- garage
- decent-sized back yard (a lot size of 5500 square feet or more - 7 to 9 thousand sqft preferable)
- roomy kitchen, so we can have an island
- kitchen on the "first" floor, bedrooms on the upper floor
- living room AND family room
- deck or patio, ideally connected directly to the kitchen
And a few other criteria I can't think of right now.
When we found the San Pedro place that we put an offer in on, it matched *everything* (except for a carport instead of a garage).
